HOUSE GOES ON THE MARKET!

A successful launch of your listing going on the market is a critical step to sell your home!

  • Professional photographs and videos or drone shots for Realtracs, website and marketing 

  • Place house description on Realtor® Multiple Listing System/Realtracs

  • Place lock box and The Wilson Group For Sale sign on property including appropriate riders 

  • Review Marketing Plan

  • Explain that 90% of all showings are typically through a co-op buyer’s broker 

  • Meet and show potential buyers the property 

  • Follow up with agents who show the property 

  • Respond to questions regarding the property 

  • Provide copy of all signed listing documents to seller 

ADVERTISING & MARKETING

Most advertising is done online through a variety of websites, such as but not limited to: Realtracs.com, 

Realtor.com, wilsongrouprealestate.com, zillow.com, Redfin.com, Craigslist, Hotpads, Postlets, etc. 

Social media is another critical tool Christie utilizes when listing your home. Facebook, Instagram, Realtor pages, etc. are utilized to pre-market and keep in front of agents.

Face to face network with agents in the market area through Realtor® events, breakfast clubs, open houses, etc.

OPEN HOUSES & BROKER OPEN HOUSES

Open houses provide an excellent opportunity for market exposure.

  • Create flyer’s for potential buyers to include color photographs & utilize flyer’s at open houses

  • Place open house signs and directionals

  • Create open house register 

  • Assist homeowner in preparing home for open house 

  • Conduct open house 

  • Review results and guest register from open house with seller follow up with potential buyers from open house opportunities 

  • Host a Broker Open or Sales Meeting if appropriate

ADDITIONAL FOLLOW-UP

  • Canvas centers of influence to locate potential buyers 

  • Network with other Realtors®

  • Have various agents preview home and gain opinions on property 

  • Provide status report to seller 

  • Review local news sources for changes in neighborhood 

  • Preview competing comparable houses in neighborhood which are for sale 

  • Make sure seller has title insurance policy available 

OFFERS

  • Pre-qualify potential buyers before offers are made 

  • Negotiate in a professional, unemotional manner to review offers with seller 

  • Write counter offers as necessary 

  • Establish and deposit earnest money in timely manner 

  • Explain inspection process and repairs

  • Explain appraisal process

  • Clearly and effectively explain all terms of the offer

CONTRACTS

  • When an offer is agreed upon by both parties it becomes a contract 

  • We monitor the contract constantly to ensure all contingencies are met and/or removed 

  • We make sure both parties are adhering to dates, deadlines and performance

  • We communicate with you through the entire process

  • We ensure you make it from contract to close

CLOSING

  • Send all documents to attorney 

  • Maintain close contact with attorney to make sure there are no glitches 

  • Maintain close contact with buyer’s loan officer 

  • Stay in contact with buyer’s agent 

  • Review closing statement with seller 

  • Assist seller in transferring utilities to buyer 

  • Assist seller with names of movers 

  • Provide keys to buyer  & remove sign
